At the end of a private driveway and at the top of a hill was a triangle site that posed many site problems to be overcome
We were approached by an investor to create a design which delivered a new up-market home that could be sold to a modern family. The existing site posed no real environmental issues just an awkward block to design a house for. The site bonus was that is an elevated site that overlooks the local valley and other houses.
The approach we took was to design a simple home with all the modern amenities and as thermally efficient as possible with a series of connections to the site with alfresco areas and balconies to connect to the outdoors
We designed a two-story house with the upper floor accommodating 3 beds, 2 baths, modern kitchen, plus a large living area with 2 spacious balconies that allow outdoor activities with magnificent views. The ground floor caterers for a 2-car garage and accommodates 2 bedrooms, 1 bathroom and laundry, a generous living area and a smaller kitchenette that can be used as temporary accommodation for family friends or permanent grandparents retreat who can live in relative privacy with generous landscaping connecting one of two alfresco areas
The design catered to the expansive Northerly and Easterly aspect. We specified the design to be constructed with Hebel cladding on a timber frame and all tiled floors, which greatly enhances thermal comfort and efficiency. Our design included external louvers to the upper floor to minimise heat gain and to create some summer shading to living rooms
The finished house achieves a standard fire-resistance rating; a 7.5 NatHERs star rating, improved solar gain, all LED lighting and simple open tread stair beside an amazing feature wall to the sidewall.
